What Every Home Buyer Should Do Before Closing

1. KEEP IN CONTACT WITH YOUR REALTOR

• Stay in regular communication with your buyer’s agent throughout escrow.
• Respond quickly when documents, signatures, or information are requested.
• Ask questions anytime something about the transaction is unclear.
• Your agent helps coordinate the many moving pieces leading up to closing.

2. MAKE SURE TITLE IS CLEARED

• Your lender will require a title search before the transaction can close.
• Review any title issues, liens, judgments, or ownership concerns that may appear.
• Make sure any required title problems are resolved before closing.
• Review your title insurance options and understand the protection they provide.

3. COMPLETE ALL CONTINGENCIES

• Make sure your inspection contingency has been addressed.
• Confirm your appraisal has been completed and accepted.
• Stay on top of your loan and financing contingency requirements.
• Never remove contingencies until you understand exactly what you are approving.

4. OBTAIN FINAL MORTGAGE APPROVAL

• Your lender’s underwriter will complete a final review of your loan.
• Avoid opening new credit cards or taking on additional debt before closing.
• Keep your employment and finances as consistent as possible during escrow.
• Provide any final lender-requested documents promptly.

5. SCHEDULE YOUR MOVERS

• Ask your agent if they have trusted moving-company recommendations.

6. COMPLETE YOUR FINAL WALK-THROUGH

• Inspect the home shortly before closing to confirm its condition.
• Make sure agreed-upon repairs have been completed.
• Verify that included appliances and fixtures remain with the property.
• Immediately notify your agent if you discover an unexpected problem.

7. SECURE HOMEOWNER’S INSURANCE

• Obtain homeowner’s insurance before your scheduled closing.
• Your lender will typically require proof of coverage before funding the loan.
• Compare coverage, deductibles, exclusions, and insurance costs carefully.
• Make sure coverage begins when you officially take ownership.

8. REVIEW YOUR CLOSING DISCLOSURE

• Review the final terms of your mortgage carefully.
• Verify your interest rate, monthly payment, and loan amount.
• Review your final closing costs and cash required to close.
• Ask questions immediately if any numbers are different than expected.

9. CHANGE YOUR ADDRESS

• Submit your change of address and mail-forwarding request with USPS.
• Update your address with your bank and credit-card companies.
• Notify your employer, insurance providers, schools, and other important contacts.
• Remember to update your driver’s license and DMV information.

10. REVIEW YOUR CLOSING PACKAGE

• Request your closing documents in advance when possible.
• Review the documents before signing day so you are not rushed.
• Verify your name, property address, loan terms, and financial information.
• Ask your Realtor, lender, or escrow officer about anything you do not understand.

11. TRANSFER YOUR UTILITIES

• Arrange for electricity, gas, and water to begin when you take possession.
• Schedule internet, cable, or other services ahead of moving day.
• Confirm whether any utilities need to remain active during the ownership transfer.
• Keep confirmation numbers and account information for your records.

12. SCHEDULE YOUR FINAL SIGNING

• Confirm the date, time, and location of your signing appointment.
• Bring a valid government-issued photo ID.
• Review instructions regarding any funds needed to complete the purchase.
• Keep copies of your signed loan, escrow, and closing documents.
