This depends on your finances, your risk tolerance, and how much flexibility you have.
 
In most cases, selling first is the safer move because it protects you from carrying two homes or making a rushed decision. But if you have substantial equity, strong cash reserves, or bridge-loan options, buying first may give you more control and help you avoid moving twice.
 
In today’s Carlsbad market, homes are still moving. Redfin says the average home sold in about 22 days in February 2026, and Zillow shows a median 21 days to pending.
 
What I tell buyers:
If your current home will likely sell well and you need those proceeds to make the next move, selling first is usually the cleaner path. If you have the means to buy first without putting yourself in a bind, that can give you an advantage. There is no one-size-fits-all answer. The right answer depends on your numbers.
