A strong pre-approval gives you confidence, shows the seller you’re serious, and helps us write a stronger offer when the right home hits the market.
Second, understand the true cost of ownership. Don’t just look at the price of the home. Ask for the full property tax bill, HOA dues, Mello-Roos, special assessments, insurance costs, and estimated monthly payment. In Carlsbad, two homes at the same purchase price can have very different monthly costs.
Third, review every disclosure carefully. The TDS, SPQ, Natural Hazard Disclosure report, solar documents, permits, HOA documents, and repair receipts all matter. These documents tell the story of the property, and my job is to help you understand what they mean before you move forward.
Fourth, inspect thoroughly. A general home inspection is important, but depending on the property, we may also recommend roof, sewer, mold, termite, HVAC, foundation, or drainage inspections. Skipping inspections to “win” can cost you thousands later.
