I hope you and your family are enjoying another beautiful summer here in Carlsbad. After living in Carlsbad for 26 years and helping buyers and sellers as a local real estate broker for the past 25 years, I can honestly say there has never been a better place to call home.
As we move into July, the Carlsbad housing market continues to demonstrate remarkable strength. The median list price is now approximately $2,149,900, while the Market Action Index remains at 50, keeping Carlsbad firmly in a Strong Seller's Market. Inventory has declined slightly to 113 homes, giving buyers fewer choices while continuing to support home values.
What I'm seeing today is a market where buyers are motivated, but they're also more selective than ever. Today's buyers are looking for homes that are well-priced, beautifully presented, and move-in ready. Homes that have been updated, professionally staged, and marketed correctly continue to receive the most attention and often sell the quickest. On the other hand, homes that need significant updating or are priced above market are experiencing longer marketing times, with the average days on market now around 76 days.

Demand for Carlsbad remains incredibly strong because buyers aren't simply purchasing a home—they're investing in one of Southern California's most desirable coastal lifestyles.
